Gas work is one of the most regulated areas of home maintenance — and rightly so. Incorrectly carried out gas work can cause carbon monoxide poisoning, gas explosions and fire. All gas work in the United Kingdom must be carried out by a Gas Safe registered engineer. Every engineer at Jay Plumbing who undertakes gas work holds a current Gas Safe registration, and we can provide our registration number on request.
Our gas engineering work covers boiler servicing, boiler repair, boiler replacement, gas safety inspections, gas appliance installation, pipework installation and alteration, and annual gas safety certificates (CP12) for landlords. We work on combi boilers, system boilers and conventional (heat-only) boilers from all major manufacturers.
For landlords, an annual Gas Safety Record (GSR) is a legal requirement. We carry out inspections promptly and provide documentation the same day. We will also advise on any appliances or installations that fall short of current gas safety standards.
Annual boiler service — Regular servicing is the most effective way to extend boiler life, maintain efficiency and identify faults before they cause a breakdown. A service involves checking all components, testing combustion, cleaning heat exchangers and ensuring safe operation. Many boiler warranties require annual servicing by a Gas Safe engineer to remain valid.
Boiler repair — We diagnose and repair faults on most boiler makes and models. Common faults include ignition failures, pressure loss, pump problems, diverter valve faults, heat exchanger issues and PCB failures. We carry a range of replacement parts and can usually complete repairs in a single visit.
Boiler replacement — When a boiler is beyond economic repair or has become significantly less efficient, replacement is often the better long-term decision. We advise honestly on whether repair or replacement makes more financial sense and can install a new boiler quickly once a decision is made.
Gas safety inspections (CP12) — Legally required annually for all rented properties with gas appliances. We carry out the inspection, check all gas appliances, test pipework and issue a signed Gas Safety Record. Documentation is provided the same day.
Carbon monoxide detector installation — Since 2022, carbon monoxide detectors are legally required in rooms with a fixed combustion appliance in England. We can supply and install compliant detectors as part of any gas safety visit.
Gas pipework — Installation or alteration of gas supply pipework within the property, pressure testing and connection of new appliances to the gas supply. All pipework work is certified and recorded.
Every Gas Safe registered engineer carries a Gas Safe ID card showing their registration number and the types of work they are registered to carry out. You can also verify registration at gassaferegister.co.uk using the engineer's name or registration number. Always check before allowing any gas work to proceed.
Annual servicing is the standard recommendation and is required by most boiler manufacturers to maintain warranty validity. Regular servicing maintains efficiency, identifies wear before it causes failure, and ensures combustion is safe. We recommend booking a service in late summer or early autumn before the heating season begins.
A CP12 is a Gas Safety Record, colloquially known as a gas safety certificate. If you are a landlord with a rented property that has gas appliances, you are legally required to have a CP12 carried out annually by a Gas Safe registered engineer and to provide a copy to your tenants within 28 days of the inspection. Failure to comply is a criminal offence.
Pressure loss in a combi or system boiler is common and not always a sign of a serious fault. It can be caused by a small leak in the system, a faulty pressure relief valve, or simply normal operation over time. You can re-pressurise most boilers using the filling loop — your boiler manual will explain how — but if pressure keeps dropping, you need an engineer to investigate the underlying cause.
